1. RESERVATION
The Owner will notify the Renters by email if their reservation is accepted. The Owner reserves the right to refuse service to anyone that is renting the villa for inappropriate use or perceived inappropriate use. Guests have to provide the Owner with personal details for all guests being accommodated at the villa: name, surname, identity card or passport number, date and place of birth, nationality.
2. PAYMENT POLICY
The payment of the reservation must be completed in accordance with the payment schedule while the invoices for your stay will be issued on the day of check-out.
3. CONDITION OF PROPERTY
Owner has, to the best of their ability, given an accurate description of the property and its condition. The cleaning staff will have cleaned the property before your occupancy. All electrical, plumbing and appliances should be in working order. The failures of operation of certain extra amenities, such as TVs, cable, phone, or the Internet and WiFi service are not a basis for any refund. Owner will make every effort to have these items repaired but does not guarantee that they will be repaired during Guests occupancy. On arrival, if the guest find that the house has a problem, he has to notify the Owner (or caretaker) immediately. The owner or the caretaker will do his best to attend to the problems but may not be able to fix everything over holidays and weekends. The Guest agrees to hold the Owner harmless from any liability for the condition of the house. Due to the nature of the property, surfaces and stairs that have earth or water can become slippery, especially after sudden rain showers. Removing, adding or changing furniture without Owner’s written approval shall be deemed a material breach of this Rental Agreement, and is strictly prohibited. Under no circumstances can any furnishing or linen be taken outside onto the terraces, garden, swimming- pool area with the exception of those items specifically mentioned: outdoor chairs and table, beach chairs for the swimming-pool. All furniture must be returned to its original location on Guest's departure.
4. SECURITY DEPOSIT
A security deposit of 2.000€ in cash is required upon arrival. Guests are responsible for any damage to, repair or replacement of missing items reasonably attributable to Renters and not returned after notice, whether caused by accident or Renter's negligence. In the event of any damage, loss or repair, the Owner has the right to withhold the corresponding amount from the security deposit. The owner will notify guests in the event that items have been removed by mistake and provide guests with the opportunity to return the missing items or replace the item's financial value. Lost keys incur a replacement cost of 50€.
5. CLEANING AND LINEN SERVICE POLICY
The home is provided with pillows, linens, blankets, towels, comforters and toilet paper. A daily cleaning service will clean the house, change linens, and clean the pool area and other premises. A laundry area is on the premises, but is used daily by the caretakers only. If you would like laundry done, this can be arranged with the caretaker.
6. ENTRY OF PREMISES
With Guest’s permission, which is hereby given, Owner or the cleaning staff may enter the premises during reasonable daylight hours without securing prior permission from Guest, but shall give Guest notice of such entry immediately prior if possible and immediately thereafter. For inventory and maintenance purposes a property management employee of the Owner also may need to enter the premises. The same permission procedure applies as αbove. In any emergency, Owner or Owner’s servicing agents may enter the premises at any time without permission of Guest for the purposes of making repairs to alleviate such emergency. If Guest abandons or vacates premises, Owner may, at his option, terminate this agreement, re-enter the premises and remove all Guest's property.
7. ASSUMPTION OF RISK
The property does not have a lifeguard and its use is the sole responsibility of the Renters. Children must always be supervised by an adult, especially when using the pool. These risks are not limited to, but include the pathways, the pool area, wet surfaces, balconies/stairs/roof deck/elevated patios, and cleaning supplies used during housekeeping. As a convenience, and without the assumption of risk or liability, Owner/staff may make recommendations to the Renters based on the Owner's/staff's prior knowledge or referrals from prior guests. Any equipment supplied or rented at the villa (either owned by the villa or a service provider) should be inspected by an adult renting the villa or by a professional service provider. Renters assume full responsibility for the correct use of products and appliances, eg BBQ grill. The Owner is not responsible for any accident or injury caused to the accommodation by misuse, misjudgment, negligence or omission of the Renters. Please also check the Disclaimer below. During the check-in process Renters must inspect all premises, equipment and appliances in detail. Any problems must be noted on the check-in form. Upon completion of check-in, Renters expressly accept that: a) the property is exactly as agreed with the Owner, b) all premises, equipment and appliances were delivered in perfect condition, and c) assume full responsibility for the property until departure.
8. PERSONAL PROPERTY
Renters understand that any personal property of Guests is not insured by the Owner and therefore is not responsible for any loss, theft or loss of Guest property after check-in or check-out. Please note that after check-in and during the stay the Tenants have the sole responsibility of securing the doors and windows. For security reasons there are closed circuit cameras only in the exterior areas of the villa. In case of a serious reason, the Owner always recommends the use of the extra security guard service.
9. RESPONSIBLE GATHERINGS
Renter must be 18 years of age to book this property. Any special occasions such as weddings, family reunions or large gatherings must be notified at the time of booking and are subject to the owner's prior approval. Adults cannot rent the accommodation on behalf of minor guests. Only agreed gatherings are allowed at the property.
10. NON-SMOKING INTERIOR
This is a NON-SMOKING property. The cost of damage to furniture or other equipment caused by signs of smoking will be paid by the Renters.
11. PETS
Pets are not allowed in the property without the owner's consent.
12. MAXIMUM OCCUPANCY
The maximum capacity of each villa is indicated in its description, while the number of guests is indicated on your booking confirmation form. Capacity increase must be approved in writing, via email or text message from the owner.
13. PARKING
Parking is limited to 2 vehicles. Vehicles must park on the street in front of the property. Should additional parking be required, cars may park in front of the property on the street as long as traffic is not obstructed.
14. SUBLETTING
The Renter is not authorized to lease or sublet all or part of the premises nor to assign the lease or any interest therein without the prior written consent of the Owner.
15. CHECK-IN & CHECK-OUT
Check-in takes place at 15:00 and check-out until 11:00. Late check-out is available based on availability and is charged upon consultation with the Owner. In case of extension of the stay upon approval of the Owner, it is agreed that this contract/agreement is automatically extended with the same terms and conditions until the new check-out date. If guests are not present when the cleaning crews arrive and have left their belongings at home, the cleaning crews will collect their belongings and remove them from the premises to prepare the unit for incoming guests. The owner is not responsible for this personal property, but will assist the guest in obtaining these items. Guest will bear any shipping charges for items to be returned.
16. CHECK-OUT PROCEDURES
Renters are responsible for keys and should leave them inside the house before departure or hand them over to the caretaker.
17. RELATIONSHIP OF PARTIES
No parties are allowed. Playing music on big speakers in the property are strictly prohibited during the quiet hours (15.00-17.30, 23.00-7.00).
18. REMEDIES
In the event of a default to the Rental Agreement, particularly, but not limited to Guests unauthorized "holding over": not vacating on the designated departure day without permission, or those acts mentioned above in this agreement, Owner may immediately reenter and remove all persons and property from premises. In such an instance, the Rental Agreement will be terminated, and Owner shall be entitled to otherwise recover all damages.
Further, if for any reason Owner is unable to deliver possession of the premises to Guest at the commencement of the term specified in the Rental Agreement, Owner shall refund amounts paid by Guest, but shall not be liable for any other damages caused thereby. Owner will assist Guest in finding another rental option on the island if possible.
19. INDEMNIFICATION
Guest agrees to indemnify and hold harmless Owner for any liability arising before termination of this Rental Agreement for personal injuries or property damage caused by the negligent, willful or intentional conduct of Guest(s).
20. PRIOR AGREEMENTS
No prior agreement or understanding not contained in writing herein shall be effective. Furthermore, Owner, other than what is specifically written and set forth herein, makes no other or further representation regarding the nature, character and quality of the premises to be rented, and no representation shall be deemed to exist or be material unless and until it is reduced to a writing and signed by the parties. This Rental Agreement may be modified in writing only, and must be signed by the parties in interest at the time of the modification. It constitutes the entire agreement of the parties. If any provision in this contract held by any court to be invalid, void or unenforceable, the remaining provisions shall never the less continue in full force.
21. DISPUTES/LIABILITY
Athens courts have jurisdiction over any kind of dispute for this contract.
22. DISCLAIMER
Renters understand that landlords are not responsible for any personal injury caused by slipping on wet sidewalks or surfaces and that renters are responsible for taking care when surfaces are wet or slippery due to common use conditions or hoses. In addition, the Owner is not responsible for any personal injury or loss or damage to the rental property caused directly or indirectly by bad, adverse weather conditions, Acts of God or nature, accidents related to fire, heaters, stoves, improper use. electricity, failure of tenants, etc. Rentals must take adequate precautions around wet areas, mosquitoes, snakes, insects or any unforeseen circumstances. In no event shall Tenants or their cities hold Property Owners responsible for any damages or claims of any kind arising out of their stay.
23. CANCELLATION POLICY
The following applies to the Cancellation Policy:
A. Our rates are non-refundable and cancellations or modifications are not allowed under any circumstances.
B. If you anticipate arriving late, please inform the hotel by 11:00 GMT on your arrival date through message, email, or phone. Failure to provide this notification may lead to the cancellation of your reservation, with 100% of the payment retained as a cancellation fee.
C. In case of a no-show, 100% of the payment will be kept as a cancellation fee.
D. If you check out earlier than planned, the remaining balance for your stay will be retained as a cancellation fee.
E. The payment schedule described in this contract must be strictly adhered to in all cases. In case of failure to pay the necessary installments, the accommodation reserves the right to cancel the reservation and withhold all sums paid as cancellation fees, c) in case of no-show, the full payment is withheld as a cancellation fee.
